As you may know, Marina Blue is 2 months away from closing. This is a key timing as some unit owners are panicking and are ready to resell their contracts at price levels even below their original purchase price of 3 years ago, losing a portion of the original deposit they had put… Only Marina Blue and 1800 club can be in that situation, since these buildings were the first to start preconstruction sales in their respective areas, and advertised shy prices at the beginning that resulted in the building to be totally sold out in the matter of weeks (about $450/sqft at preconstruction for such bayfront buildings). Now, units available are only resales of units that were purchased at very low prices in the past (the developer having no control any more), and there is always a quota of aggressive resellers ready to sell at or below their original price not to have to close. Therefore, you can now find exceptional deals around $500/sqft (in a building where the average resale listings are around $600/sqft), and when upcoming neighboring buildings still carry developer units stuck between $650 to $750/sqft asking prices (which cannot be negotiated down as banks require from developers to make a certain margin to ensure their construction loans will be paid off at closing, and rising construction costs are eating more and more of their originally planned profits).
